Russell Dixon is President & Chief Executive Officer of RedHill Realty Investment Management and its related companies. Dixon has held key positions in national and global companies within the investment and institutional real estate arena. He is one of the foremost leaders nationally in the multifamily business. Mr. Dixon served as Executive Managing Director, Capital Markets of Insignia/ESG, a New York based (NYSE) global real estate investment and services firm. Before that Dixon was Global Co-Head of CB Richard Ellis (CBRE) Institutional Account Group, where he founded and directed the CBRE National Multi Housing team platform executing in excess of $20 billion annually in major property and portfolio transactions. Dixon served as an Investment Committee member of CBRE Investors, its global advisory services arm. Dixon is member of numerous boards and associations including Executive Director, National Multifamily Housing Council (NMHC), is a sitting member of the Board of Governors—Institute of Real Estate Operating Companies, a member of Urban Land Institute, and former member of the Harvard Joint Center for Housing Studies commissioned to help leaders in government and civic sectors make decisions that effectively address the housing needs of cities and communities. Mr. Dixon holds a Bachelor of Science in Journalism/Business from Brigham Young University, with Graduate studies at Stanford University.
Chief Finance & Investment Officer

William Ballard acts in the joint executive capacity of Chief Financial and Chief Investment Officer. He is the senior executive responsible for managing the financial actions of the company with additional responsibility for the investment arm of the company. Prior to his association with RedHill, Ballard helped to establish and manage the financial and accounting divisions of IndCor—Blackstone’s Industrial platform which during his tenure acquired 120MM SF of industrial properties internationally, subsequently selling in excess of $8B. Ballard started his career as a member of the Price Waterhouse Coopers organization and has held executive positions with several prominent full-service real estate firms including CB Richard Ellis Financial Services Group and The Burnham Company, a Cushman & Wakefield predecessor company. Over his 30+ year career, he has been involved in more than $10B in related equity and debt transactions. Ballard graduated magna cum laude from Duke University and holds professional designations including CPA, CFP, and RPA in property administration.
Chief Operating Officer & Managing Director, Capital Markets Group

David Jensen is the senior executive tasked with overseeing the day-to-day administrative and operational functions of the RedHill business. In addition to his COO responsibilities, Mr. Jensen is also responsible for capital and fund related activities including institutional investor relations. Prior to RedHill, David was a Managing Director at Pickwick Capital Partners LLC, a NY based broker-dealer, providing investment banking and institutional capital placement services within the real estate and specialty credit industry groups. Jensen also served as an executive with Academy Securities, a JPMorgan Chase affiliated broker-dealer, providing placement and consulting services to alternative investment managers, and spent ten years in the banking industry overseeing bank owned portfolios. Jensen began his career in the urban development division of Lennar Corporation. Jensen is a member of the Board of Directors for National Multifamily Housing Council. He holds FINRA series 7, 24, 63, and 65 securities licenses and is a California Real Estate Broker. Jensen received a Bachelor of Arts in Economics from Claremont McKenna College and an MBA from the University of California San Diego.

Jack Perkins currently serves as RedHill’s Controller having responsibility for high level accounting and finance activities within the company and in matters of Compliance. Perkins reports to the firm’s CFO and Finance Board and holds the keys for the correlation of all material and operating budgets. He has held a broad range of financial leadership positions in the private equity business and venture-backed firms. Mr. Perkins received his Bachelor of Science Degree in Accounting from San Diego State University. He is a licensed California Certified Public Accountant.
Vice President, Account Management & Director Human Resources

Leticia Astorga is Vice President, Account Management and Director of RedHill’s Human Resources (HR). She is a career veteran at RedHill and member of its founding team. Ms. Astorga oversees all account management activity most specifically related to operations, Asset and Property Management functions including full cycle corporate accounting, reconciliation, and forecasting. Ms. Astorga also leads the firm in Human Resource management which includes systems, staffing and in providing proactive leadership on HR initiatives. She is a member of the firms Operations Committees.
Senior Vice President & Director, Portfolio Management
Continual monitoring of our portfolio enables us to make consistent progress on the financial plan of each and every asset that we have stewardship for.
Coleman Cox is Vice President & Director of RedHill Portfolio Management. He is key in the oversite of all properties within the investment management scope of the organization, including client and partner investor relations and in working with the firms CIO on material property issues. Cox also is intricately involved in joint venture formations. Prior to joining RedHill, Mr. Cox spent six and a half years in the San Francisco Bay Area with Ernst & Young where he was a Manager in the M&A Financial Diligence advisory group working directly with large private equity and corporate clients on transactions ranging from $20m to $9b in deal value. Coleman is a licensed CPA and CFA Charter holder. He holds a Bachelor of Science in Management with an emphasis in Accounting from Menlo College in Atherton, CA.

Karen Luster oversees Property and Asset Management at RedHill, and related property operating functions. Ms. Luster has diverse experience within the multifamily industry with a history of increasing operational efficiencies and repositioning communities. Prior to joining RedHill, Karen held key roles in Asset Management and Operations for several legacy firms including Essex, BRE, The Irvine Company and AvalonBay. She has managed and operated significant scale in thousands of residential units in the Western US. She has served as a Director of the California Apartment Association San Diego, Chair of the Rental Advisory Board and Board Member of the San Diego Apartment Association. Ms. Luster holds a CPM designation.
Vice President & Director, Construction Management Services
Adding value through capital management is a key capability of the RedHill operating business, which requires skillful execution at numerous levels.
Nate Diviney is RedHill’s key executive responsible for Construction Management Services. This includes the oversight of all capital management projects, budgets, contract negotiations, and onsite construction execution. Prior to joining the firm, Mr. Diviney spent 8 years as a consultant in Systems Technology working closely with varied organizations in Eastern Canada and the United States on complex critical path related strategies. Transitioning his systems related skills into construction management, Diviney has played a critical role in managing numerous full-scale repositions of company owned assets throughout the western U.S. This includes full interior and exterior improvements with significant amenity renovations. Mr. Diviney holds a Bachelor of Science in Business Management from Southern Virginia University and an MBA from the University of Southern California.
Director, Development & Construction Management Services
We try to obtain a keen understanding of the physical nature of the property, the greater community which it sits, and the renter demographic prior to any notions of repositioning.
Mr. Brady, is Director of RedHill’s direct Development and Construction activities and a member of the Asset Management Group. Brian has significant leadership and management experience in the real estate industry. During his 15+ year career he has worked across multiple commercial asset classes. Previously Mr. Brady held key roles with Locale Advisors, Kilroy Realty Corporation, McCarthy Building Companies, Bocina Homes Corporation, directly responsible for the entitlement, development, and redevelopment of over 4 million square feet of assets, valued at over $2B. Brian holds a BS from Cornell University’s School of Industrial and Labor Relations, with a in business. At Cornell, he was also a member of the Varsity Lacrosse Team. Brian is a LEED AP, and active in the concentration San Diego chapter of both the Urban Land Institute and NAIOP.

Alex Pascale is head of RedHill’s Acquisition Group, including deal sourcing, underwriting, and executing on institutional-grade multifamily communities throughout the Western US. Prior to joining RedHill, Alex co-founded a boutique Multifamily syndication firm in the San Francisco Bay Area, where he was actively engaged in acquisitions and private capital raising. Furthermore, Pascale played a critical role in scaling two technology start-ups, both of which are now publicly listed on the NASDAQ. He holds a Bachelor of Science in Finance from Santa Clara University. Alex is active in industry trade organizations including the National Multifamily Housing Council (NMHC) and NAIOP a national commercial real estate development association.

Mark Mandala is Vice President of Acquisitions and a member of the RedHill Investment Group. Mandala is responsible for sourcing investment transactions, working with varied LP equity relationships, and is a key member of the transaction team adding special expertise in Agency financing. Prior to RedHill, Mark was an analyst and Associate of Eastdil Secured, LLC. He began his career at Freddie Mac in conventional production where he worked on the origination desk structuring permanent financing for multifamily assets executing commercial mortgage-backed securities. Mark holds a Finance degree from the University of Arizona, Eller College of Management.

Robin Elihu is a member of RedHill’s Investment and underwriting desk. He plays an active role in the underwriting and screening in excess of $1B in assets weekly. Prior to joining RedHill, Elihu was an Analyst for a top preforming Multifamily investment sales group within CBRE & lead underwriting for a private syndication firm purchasing institutional grade assets in the Dallas, Texas market. Elihu is an active member of the San Diego ULI Young Leaders Group and graduated with a Bachelor of Arts in Economics from the University of Michigan.

Chris Dixon is a member of RedHill’s Capital Markets team with specific responsibilities for its Asia Pacific capital raising activities. He was previously a member of the RedHill Acquisition Group with primary involvement in Western U.S. markets. Chris started his career as an entrepreneur in the Wellness sector where he was internationally published and recognized. He was introduced to Asia via the U.S. Peace Corp where he served in 2005, then transitioning to a decade of living in Melbourne, Australia, where he now resides. Dixon is a Graduate of the University of Utah, Salt Lake City, Utah with Graduate studies at Royal Melbourne Institute of Technology, RMIT. Amongst other trade organizations, Chris is a member of Urban Land Institute (ULI) International.

Nate Diviney, serves as RedHill’s Vice President of Construction Management and leads the company’s efforts in planning, managing and it’s execution of capital improvements, portfolio wide. Diviney also plays a key role in working closely with RedHill’s acquisition team in comprehensive value-add underwriting and strategy development Prior to joining RedHill, Mr. Diviney spent 8 years with Exxcel Construction Management Co., responsible for construction consulting and management services covering Eastern Canada and the Northeastern United States. In this role he was responsible for all construction operations, including budget and purchasing and supervision of all field operations. Diviney holds a Bachelor of Science in Business Management from Southern Virginia University and holds a MBA from Marshall Graduate Program USC -- University of Southern California.
